Living in Bloomfield: More Space, More Value, Still Close to Everything

by Ana Simon

If you’re looking in Essex County and feeling priced out of some neighboring towns, Bloomfield deserves a serious look.

It’s one of those places that’s quietly evolved. Strong housing stock. Commuter convenience. Real neighborhood feel. And relative value compared to Montclair and Glen Ridge.

Here’s what you need to know.

Location & Commuting

Bloomfield sits just west of Montclair and offers direct train service into Manhattan via NJ Transit. You have two main stations: Bloomfield and Watsessing.

For buyers commuting to NYC, that matters, especially because the direct trains into Penn State from Bloomfield Ave can be as fast as 30 minutes and from Watsessing Ave, only 25 minutes.

You’re also close to:

  • Route 3
  • the Garden State Parkway
  • I-280

That access keeps demand steady, especially from buyers moving out of Brooklyn and Manhattan who still want to get back in quickly and easily.

Housing Stock: Character + Variety

Bloomfield has a broad mix of homes:

  • Classic Colonials
  • Cape Cods
  • Split-levels
  • Multi-family properties
  • Some newer townhome developments

Lot sizes are often larger than what you’ll find in Montclair at a similar price point. Taxes tend to be more manageable as well.

If you’re a first-time buyer, Bloomfield can feel like a smart entry point into Essex County. If you’re moving up, you may find more house for your budget.

Neighborhood Feel

Bloomfield has distinct sections:

  • Brookdale (near Montclair line, very popular)
  • Oak View
  • Watsessing
  • North End

Each has its own personality. Some areas feel suburban and quiet. Others are more urban and walkable.

What I like about Bloomfield is that it still feels grounded. It’s not overly polished. It’s lived-in, diverse, and authentic.

Downtown & Amenities

Downtown Bloomfield has steadily improved over the last decade. You’ll find restaurants, coffee shops, local businesses, and access to parks.

It’s not trying to be Montclair — and that’s a good thing. It has its own identity.

Parks like Watsessing Park and Brookdale Park give you green space that’s actually usable. That matters for families and dog owners, especially Brookdale Park, with it’s sprawling acerage, tons of soccer and football fields. There’s also a stadium with a track. A huge dog park, modern playgrounds and great bike paths.

Market Snapshot (High-Level)

Bloomfield typically trades at a discount to Montclair, but the gap has narrowed as more buyers search for value.

Inventory remains competitive, especially:

  • 3-bedroom Colonials under key price thresholds
  • Renovated homes near train stations
  • Two-family properties for investors

When priced correctly, homes move quickly.

Who Is Bloomfield Right For?

  • Buyers priced out of nearby towns
  • First time home buyers looking for long-term upside
  • NYC commuters
  • Investors looking for multi-family opportunities
  • Families who want space without leaving Essex County

Here’s a Charming Listing that surely won’t last long

A great current example of value in the $600–900K range is this classic single-family on 17 Glen Ridge Pkwy, Bloomfield, NJ 07003 — listed at $789,000. It offers 4 bedrooms, 3.5 baths and thoughtful updates while retaining character, a layout that works for families or remote work, and a low-maintenance yard — all within easy reach of transit and downtown amenities. The home was fully renovated, with open living spaces, modern systems, and smart-home features that make it stand out in Brookdale. This is the type of property that shows how Bloomfield can deliver space and convenience without the premium pricing you see in some neighboring markets. And it’s priced right (and not too cheap) and surely will receive multiple offers.

Final Thoughts

Bloomfield is not a “backup plan” town anymore.

It’s a strategic choice and has amazing character.

The buyers who do best here are the ones who understand the micro-neighborhoods and buy with long-term perspective. Street selection matters. Condition matters. Pricing strategy matters.

If you’re considering Bloomfield, it’s worth having a focused conversation about where within town makes the most sense for your goals.

As always, I work throughout Essex County — Montclair, Glen Ridge, Bloomfield, and beyond — and I’m happy to help you think through it clearly and strategically. If you haven’t seen it yet, start with a tour of the town. I can either pick you up at the train or if you have a car, I’ll meet you somewhere convenient. And as always, ,get in touch if you have any questions.
